Position Overview

Siemens Real Estate (SRE) is responsible for the professional management of Siemens’ real estate portfolio worldwide. This includes the acquisition, setup of new commercial/industrial real-estate, renovations, disposition of locations and servicing customers with a broad set of service offerings. With almost 2 billon US dollars of assets under management and 30 Million square feet (3 mil. Sq. meters), SRE in the Americas directs one of the largest self-managed real estate portfolios in the world.

In the United States Siemens Real Estate manages approximately 25 million square feet of space at about 550 locations. To effectively manage this large real estate portfolio, it has been divided into three “Asset Management Units” or AMUs: North East, South East, and Central and West. Each Asset Management Unit has Maintenance and Tenant Improvement project managers to execute projects in order to maintain and/or improve the real estate assets (buildings and properties) under management. The Northeast has a portfolio of about 140 sites and 6 Million sq. ft. of space in its area.

This role is for an individual contributor for Northeast Asset Management Unit as a Leasing Transaction Manager to handle leasing activity in the region including identifying and negotiating new leases and renewals of existing lease locations. This will include performing analysis as to benefits of renewing or relocating and engaging with legal counsel and outside brokers for the terms of the new leases or renewals as well as handle minor build out and improvements to the space to be performed by the Landlord or SRE as part of the renewal process.

Responsibilities

  • Responsible to perform leasing projects within the Asset Management Unit’s geography.

  • Provide real estate solutions meeting customer requirements.

  • Manages leasing projects from beginning to completion, utilizing SRE defined practices and tools and engaging with the Northeast AMU finance team and other team members as is appropriate.

  • Responsible to lead projects assigned by his/her AMU manager to ensure customer satisfaction and meeting the goals and objectives of the AMU.

  • Develops project plan and manages through to completion, including detailed budgets, timing and scope. Performs regular reporting and is ultimately responsible for the success of a project.

  • Conduct project planning, execution and project controlling, Ensure handover of the projects to the customers.

  • Ensure finalization of projects within timeline, budget and quality targets, Report project activities.

  • Responsible for minor build out work and/or work with assigned project managers for more complex build out pursuant to leasing activities.

  • Perform Client Management within the AMU as needed for assigned leasing projects.

  • Responsible for Customer Satisfaction results of completed projects.

  • May conduct vendor negotiation and selection, in conjunction with procurement, and performs overall management, if so then establishes contracts with vendors and defines work flows, jobs and reporting relationships.

  • Engages legal counsel, real estate brokers and architects/space planners as needed- Aligns processes for executing projects with the Siemens Real Estate Regional headquarters (head of MTI) and

  • Coordinates work with internal SRE partners to ensure proper execution of projects

  • Negotiates new leases and lease renewals across the portfolio.

  • Guides the completion of projects working with all job types including project managers.

  • Retains and manages outside real estate brokers and legal counsel for leasing activity. Develops project/program plan on very complex projects or programs.

  • Guides strategic projects or programs.

  • Develops continuous improvement plan and works extensively with internal customers to ensure their satisfaction.

  • Demonstrates comprehensive knowledge of organization's business practices and issues faced and contributes to problem resolution of those issues.

  • Develops team members through mentoring and coaching in complex subjects.

  • Work with various members of Northeast team to ensure project success.

  • Acts as advisor to AMU Management top management and business partners on leasing matters.

  • Represents the company as the primary external contact.

Required Knowledge/Skills and Experience

  • 8 plus years working experience with focus on corporate/commercial Real Estate leasing activities (not residential)

  • Demonstrates extensive knowledge in field of commercial leasing from a corporate perspective

  • Proficiency with: MS Office suite, including MS Project, reading space plans, preparing timelines, assess risk and opportunities

  • Excellent communication skills, social competency and strong written and verbalcommunication skills

  • Ability to manage and direct a large number of projects simultaneously of varying degrees of complexity

  • Strong customer relationship management skills and interest

  • Ability to operate independently with limited guidance
